House prices in London and the South East continues to rise last year whilst house prices in the North of England fell. One of the biggest house prices rises was in Woking, Surrey.

Paragon has conducted a survey which shows that over 40% of landlords plan to increase rental rates in 2011. The average rental increase on a property is expected to be around 4% but some landlords plan to increase rentals by as much as 8%. If you are a tenant facing a rental increase and you have been a reliable tenant, then use this as leverage with the landlord to come up with a rental increase somewhere in the middle. Many landlords will be charged by a rental agency, particularly in London, several hundred pounds if they have to find a new tenant, for new contracts etc and they will then have the concern that the tenant may not pay their rentals. If you are someone who has always paid their rental, then you are in a good position to negotiate with your landlord.

London prices in luxury areas have jumped nearly 10% in the past year. Mayfair and Chelsea have soared over 7% as overseas investors have turned to London as a haven for their money. A spokesmen for Knight Frank said " "In the last month our offices have seen more interest from buyers from continental Europe."
